Pico Eleven features 18 for-sale luxury loft units over a two-level subterranean garage in 44,000 square feet. Located on a steep hillside site in downtown Santa Monica, the building captures both ocean and mountain views. The slope of the site, in combination with the complicated zoning stepbacks, created a twofold design challenge. The solution was to embrace both restrictions, splitting the project into three buildings, visually unified by a perforated copper screen wrapping all three structures. Skewed floor planes create an elegantly modern response to the stepback requirements, adding strong geometric visual texture as well as usable balcony space.
